Peachland Neighbourhoods Guide
The District identifies areas including Beach Avenue, Downtown, Ponderosa, Buchanan, Clements, Lower Princeton, Upper Princeton, Trepanier, Hardy Falls and New Monaco. (District of Peachland)
Beach Avenue and Downtown
Best for: Walkability, waterfront access, downsizers, retirees and buyers who want to be near restaurants and community events.
Housing ranges from condominiums and townhouses to older houses, redevelopment sites and premium semi-waterfront residences.
Consider: Summer activity, parking, strata restrictions, highway or waterfront noise, flood and insurance questions, and future redevelopment.
Ponderosa
Best for: Townhome buyers, downsizers, view seekers and people wanting a residential setting close to downtown.
Ponderosa contains a significant portion of Peachland’s townhouse inventory. Current Peachland townhouse listings range broadly from about $400,000 to $1.6 million, with many Ponderosa properties occupying the middle of that range. (REW)
Buchanan
Best for: Buyers wanting established detached homes, proximity to the north end of town and relatively convenient highway access.
The area offers a mixture of home ages, lot sizes and views. Check traffic patterns, road grade and any nearby transportation improvements.
Clements and Lower Princeton
Best for: Families, established-home buyers and people looking for a balance between neighbourhood living and access to amenities.
Peachland Elementary is located on Clements Crescent, making exact catchment and walking-route research particularly important for families. (Peachland Elementary)
Upper Princeton
Best for: View buyers, larger households and those seeking more separation from the waterfront.
Homes can provide expansive views, but upper-elevation living requires careful consideration of winter driving, retaining walls, landscaping and fire mitigation.
Trepanier
Best for: Buyers prioritizing views, newer homes, space or a more elevated setting.
Trepanier properties vary considerably. Inspect access, drainage, slope stability, water and sewer servicing, and surrounding future-development potential.
Hardy Falls and the South End
Best for: Buyers who value proximity to natural areas, Summerland access and a quieter setting.
Housing includes manufactured homes, detached properties, rural-feeling sites and premium residences. The Hardy Falls Regional Park area provides easy access to a short, family-friendly nature walk. (Tourism Kelowna)
New Monaco and Future-Growth Areas
Best for: Buyers comfortable with change, development activity and longer-term neighbourhood evolution.
Before purchasing near a planned development, review current approvals rather than relying on conceptual renderings. Investigate road plans, building heights, commercial uses, servicing and construction timelines.
